Sustainability standard
requires an improvement in human 
and
ecological health over what would 
have been the case if the development was not built. This means the ecological base would be more 
extensive and resilient than before development occurred on the site.
Systemic corruption
is where individuals or agents use public funds or resources to serve their own 
special interests. The public pays for everything in the end, in effect, so corporations, public agencies 
and politicians should be obliged to put the public interest over special interests.
Systems mapping
is a generic term for tracing the flows and transformations of energy and materials 
in, out and through a system, such as an urban area, farm, region or factory. It has tended to focus 
on negatives, rather than potential value-adding, however.
Systems re-design
means changing the basic functions and forms of development systems. The term 
systems design often only refers to efficiency, without considering the whole system (ie fossil fuel 
versus free solar energy).
Transferable development rights
are used in city planning regulations to allow developers to exceed the 
allowable floor area or height limits on another property as compensation when their development 
rights are restricted by a new regulation (eg to create a historic district).
Triple bottom line
or ‘TBL’ framework is one that includes social, economic and environmental 
considerations. However, in practice, it generally means that positive impacts in one category can in 
effect be traded off for negative impacts in another. ‘TBL + 1’ includes governance.
Trombe wall
is a structure creating an air space between a glass panel and a wall with high thermal 
mass. The air, heated by the sun, rises to air vents at the top of the wall, circulates through the room 
by convection and re-enters the space through vents at the bottom.
True zero waste
is where all waste generated in the supply chain is prevented or reused. This is to 
differentiate ‘zero waste’, which usually means ‘zero waste to landfill’. Generally, less than 10 per cent 
of materials consumed in production are captured in a product.
