Revenue from room sales represents the largest single source of revenue for most
hotels; therefore the ability of FOMs to manage rooms-related information is criti-
cal. As Roadmap 4 shows, the PMS provides FOMs the information they need. The
PMS maintains and reports information about the kinds of rooms (room types) sold
and available to be sold, and about the readiness of the rooms for immediate guest
occupancy (room status).

Room status:
Up-to-date (actual) condition (e.g., occupied, vacant, dirty, or clean) of all the hotel’s indi-
vidual guestrooms.
Room Type
Most hotels offer guests more than one type of room. FOMs must manage not only
the number of rooms available to sell but, as well, the types of rooms available for sale.
When a PMS is initially programmed, all of the hotel’s available room types are entered
into the system’s database. For example, if a 400-room hotel elects to designate 250
of its rooms as nonsmoking, that information would be entered, by specific room
number, into the PMS. As a result, the hotel’s FOM and his or her staff could review
a selected PMS report to learn the number of nonsmoking rooms sold and the num-
ber available for sale on any specific day.
The names of room types used in the hotel industry are as varied as are the hotels
that make up the industry. A hotel built on a beach would likely designate rooms fac-
ing the beach as beach front or beach view and would probably sell them for a higher
ADR than counterpart rooms not facing the beach. In this beach property, rooms on
another side of the building can still sound attractive: “Would you enjoy a room with
a mountain view (or garden view)?” Obviously, a hotel located near an airport in the
Midwest would not use such room types, but the property would likely have its own
way of designating its largest, best, and most desirable rooms.
