A couple of exciting things occurred in the past 2 months. A WiFi system was installed at each pool area giving each phase a good strong wireless signal enabling owners and guests to connect to the internet at no charge. The signal is very accessible for the oceanview units and the oceanfront units can access a signal, however a booster may be necessary to be able to connect further inside the unit as the wireless signal does not penetrate through the concrete walls well.
We received a 2nd property appraisal from a local firm, Smith Appraisal Services, and the building values came in less than our current property values that were used to compute our insurance costs this year. With these reduced property values, our insurance costs will be reduced and we should realize a premium refund of approximately $10,000 for this year. Also, since property appraisals are only required every 3 years, we can use these reduced numbers for the next few years for insurance purposes.
Summerhouse hosted the May meeting of the Crescent Beach Condo Association, a group of 15 local condos, and the fire inspector, Dallas Shumaker, was the guest speaker. Mr. Shumaker stated that the requirements to monitor fire alarm systems have been rescinded and are no longer necessary. The only requirement is that we install a small sign above every pull station stating, “Local Alarm Only – In Case of Fire Call 911”. We are moving ahead to have these signs made and eliminate the monitoring which will save approximately $12,000 annually in phone lines and monitoring company costs.
The four pool drain covers have been replaced with anti-vortex drain covers that were mandated by a federal law passed last year. Every public pool in the country has to have these drain covers installed by the end of this year.
We are conferring with the local pool inspector as to our options of where we can install rinse showers near the pool. The inspector is expected to pay us a visit within the next couple of weeks to discuss options.
I conducted a staff meeting regarding hurricane preparedness, and all supervisors read and signed off on their particular responsibilities to safeguard and protect association property in case a serious storm threatens our area. We have also renewed our agreement with Building EMT’s to respond to a disaster for emergency mitigation services.
The condo docs for all 4 phases have been added to the Owners’ page of our website. The agenda for the Association meeting was also posted on the Owners’ page 10 days prior. We have also added a new, 2nd hotlink to the Owners’ page of our website. This new link is at the bottom of the home page.
I worked with two local contractors to obtain bids for work on the clubhouse deck with a possible roof covering. The bids will be discussed at the Finance & Planning meeting on June 19th.
I also worked with OldCity.com to revise and update our marketing brochure to tie in with our new website look. The brochure will be discussed at the next Rental Board meeting.
