Complimentary (but limited) breakfast programs, larger guest bathrooms,
availability of suites, and locations near emerging business areas are additional
features that make limited-service hotels a challenge to full-service properties.

Increased costs required to operate foodservices. It has always been difficult for a full-
service hotel to make a significant profit from its food and beverage operations.
This is especially true today, as labor costs often increase more quickly than do
food costs. Some hotel managers address rising operating costs by leasing food-
services, increasing prices on menus, reducing service levels, or curtailing operat-
ing hours. However, it is the presence of foodservice that makes this segment of
the hotel industry distinctive. Providing quality food and beverage services at
prices that guests will readily accept is a critical challenge confronting full-
service hotel managers.

Rising construction costs. Hotel construction costs rise each year. The costs of
furnishing a quality guestroom at a full-service hotel are generally no higher
than those of furnishing a room at an extended-stay or a limited-service prop-
erty with an average daily rate (ADR) in the same range. It is, however, more
expensive to build a full-service hotel of any size than to construct an equal
number of rooms in another type of hotel.
