Planning permission for development on a site of c. 0.047 hectares. The application site is bounded generally to the north by no. 1 Lansdowne Gardens, to the west by Shelbourne Road, to the south by Crampton Avenue and to the east by the rear garden of no. 2 Lansdowne Gardens, (which is the subject of a concurrent planning application). The development will consist of works to the existing semi-detached dwelling house comprising of:-
A) Demolition of the following:- (i) c. 15sqm gross floor area (GFA) of the existing habitable house which includes:- a) the single storey utility room to the rear of the property and b) part of the roof space including 2no. dormer windows at the rear of the house at 2nd floor level. (ii) Removal of parts of the rear elevation wall at ground and first floor level. (iii) Part of the existing wall at Crampton Avenue (c.24.3m in length). (iv) The existing boundary plinth wall and railings to Shelbourne Road (c. 9.6m in length) and (v) Other internal demolition works including the removal of an existing WC at ground floor; removal of the internal staircases: and removal of some internal partition walls.
B) Construction of the following:- (i) A basement level of 197sqm which will accommodate a gym, multimedia room and study; (ii) The construction of a 2 storey extension to the rear of the property (77sqm) to comprise kitchen/dining and bedroom accommodation; and (iii) The provision of a new lead clad dormer window to the rear at second floor level.
C) Ancillary works as follows:- (i) All ancillary internal and external restoration and alterations works to the dwelling; (ii) All associated site development, boundary and landscape treatment works, including the provision of 2no. garden terraces at Level -1 and a new boundary stone garden wall (with railings incorporated) to Crampton Avenue (of c.39.9 metres in length) and to Shelbourne Road (of c. 9.6 metres in length); and (iii) Provision of a new vehicular access to the site off Shelbourne Road to facilitate off-street car parking to the front of the dwelling. As a result of the proposed development, the GFA of the dwelling house will increase from c. 237sqm to c. 305sqm above ground plus basement level of c.197sqm.
