Structure of zone division: 
- Laboratory and production zone. 
- Zone of innovative technologies. 
- Industrial zone. 
- Economic zone. 
- Scientific and educational zone. 
- Service and residential zone. 
Within the project of the Samarkand science and technology park in an office building with first on the third 
floors the accompanying infrastructure will settle down. On the first floor of the business center there will be 
a zone of public use which includes a building lobby, the dining room, kitchen and other rooms of general 
purpose. Its area will make 1,95 thousand sq.m.
On the second and partially on the third floors there will be a public and business zone (conference rooms, 
meeting rooms, the big assembly hall). The occupied space - 2,28 thousand sq.m.
Besides, within the second start-up complex it is planned to construct an underground parking and to provide 
the developed network of public catering, social services and other accompanying services.
The northern part of the planning area is almost completely occupied with own lands, preservation of these 
lands is planned for prospect. 
Further development of this planning area is offered to be conducted on the way of preservation of the 
developed functional and territorial structure (natural development). New individual housing construction on 
free sites is planned. The project offers carrying out of the existing territory with placement on this site of 
manufacturing enterprise which size of a sanitary protection zone shouldn't exceed 50,0 m.

In the design solution of the master plan further development of the developed planning structure of the city 
is offered. The planning framework of the territory has the linear structure developing in the direction from 
the southwest on the northeast along the central street of the city the Institute Avenue. 
In the project remains developed functionally - territorial zoning at which industrial and municipal and 
research and production zones settle down, respectively, in southwest and northeast parts of the city, the 
housing estate develops in the central planning region along the main street, the city center is formed along 
the Institute Avenue and in the direction, perpendicular to it. In the same direction lengthways continues the 
development a city recreational zone.The main zone of the planned prime construction is located in 
southwest part of the central planning region. Creation of a public and recreational zone assumes carrying 
out improvement. The project plans placement in this zone of buildings and constructions of public 
appointment: cultural and leisure center, public complex.
Production construction will develop within the existing borders in northern and southern parts of the city on 
the basis of consolidation and an intensification of use of industrial and research and production territories. 
The project provides reserve platforms for development of industrial and municipal construction in the 
southern part of the territory. 
Development of the planned research and production zone with placement of the production and warehouse 
and industrial enterprises with highly technological and knowledge-intensive production is offered in the free 
territory of the planned science and technology park in northwest part of the central planning region. 
The main advantage of dot model of science and technology park is its compactness that at successfully 
solved system of the public planted trees and spaces will allow to intensify contacts of employees of the 
innovative companies with the staff of university or research institute, students, service companies. On the 
basis of dot model of science and technology parks the science and technology park of inkubator type gained 
the distribution. 
Shortcomings of this model follow from the small size and limitation of the territory of science and 
technology park, thus, the science and technology park has no: 
• opportunities to expansion; 
• the developed functional structure; 
• full-fledged recreational system.Dynamic features of dot model of science and technology park are shown 
only at the organizational level, the change of tenants of premises of science and technology park attracting 
insignificant transformation of interior space, and no more. All volume of science and technology park is 
created in one turn of construction.
