Table 1 outlines the total number of households and household sizes in the planning area. The average household size of namely the Boroughs, but also the Township is considerably smaller than that of the County as a whole. The difference may be linked to the concentration of elderly households with only one householder and that of younger householders occupying multi-family and townhouse-type developments and structures. “Baby-boomers,” now as empty-nesters, may also contribute to the current householder character.

The preceding table helps to illustrate the general character and development patterns throughout the planning area. All three communities consist primarily of single-family detached housing units.

Age of Housing Units

Map 1 and Table 4 help to illustrate concentrations of housing age throughout the planning area through block groups.

The Boroughs, given their earlier and denser traditional form of development, include the oldest housing stock in the planning area. Housing in Wall Borough and the southerly portion of East McKeesport was primarily constructed before 1940. Block groups near the 148 or Fifth Avenue corridor possess relatively older housing stock with median years built in the period directly following World War II.

Block Group 1 (Tract 5041) possesses the newest concentration of housing units. Several apartment buildings account for the higher median year. Block Group 5 (Tract 5044) also includes relatively new housing stock and also encompasses the location of new single family housing constructed on Howell Drive since 2000.
