Operating and maintenance
manuals and training
The preparation of these manuals and the training of operating and
maintenance (O&M) personnel are usually, and rightly, the responsi-
bility of the contractor. As part of the commissioning process, the de-
signer and the owner’s representative, with the operating personnel,
should go through all the operating procedures described in the man-
ual. Emergencies should be simulated to check emergency response
procedures. The manuals should become a lifetime resource for the
operators of the building and its systems.
