|
Since our last edition we have opened a new Development Services counter at our Maroochydore office - 10 First Avenue. Our corporate customer service team sit alongside us to provide an improved experience for customers to access general council information and our dedicated development information counter all from one central location.
Council has also announced the commencement of the development management company, SunCentral Maroochydore Pty Ltd and its Board of Directors that will oversee the development of the Maroochydore City Centre. This is another significant milestone in an exciting project for the Sunshine Coast.

2014 Annual Development Indicators Highlights
|
The Sunshine Coast Council Development Indicators Highlights Report for 2014 has been released, presenting a selection of annual statistics for the local development market and comparisons to previous years. Statistics of note, include:
-
$1.07 billion in building approvals were issued in 2014, the highest value for the past 6 years and a 35% increase compared to 2013;
-
107% increase in lots approved in 2014 compared to 2013 through council’s reconfiguration process
-
80% increase in lots created in 2014 compared to 2013 through council’s plan sealing process
The long term trends illustrate that since the down turn from 2008 to 2012 activity has shown upward trends and positive signs of growth for the region.
Quarterly Development Indicator Reports are continuing to be published and can be found on the Council Website.

MyCouncil'>Lodge your Development Applications online now
|
Development Applications can now be lodged online through MyCouncil, Sunshine Coast Council’s online services portal. The ability to lodge development applications online is an expansion of the successful service that is already available for submitting Private Certification Building Documentation and Plumbing applications.
The new categories the industry can submit include:

Material Change of Use
-
Reconfiguration of a lot
-
Operational Works
-
Changes and Extensions
-
Superseded Planning Scheme Requests; and
-
Town Planning Appraisals
The benefits of online lodgement include:
-
Improved ability to lodge moderate to large applications as there is no need to spread documents across multiple emails;

Applications are immediately created in council’s system, getting the application to the assessment officer faster; and
-
All documentation can be submitted electronically;

We are committed to partner with the industry to provide efficient business processes and online services. To assist in this process and the success of online lodgement, in-office training sessions can be organised by calling 5475 PLAN.

Preliminary Approvals and the Planning Scheme
|
Following the adoption of the Sunshine Coast Planning Scheme 2014, council has had a number of enquiries regarding the interaction between the Scheme and existing Preliminary Approvals (overriding a Planning Scheme), that were previously issued for “master planned estates” under the Integrated Planning Act 1997 or the Sustainable Planning Act 2009 (SPA).
The majority of queries have been around whether the new 2014 Planning Scheme can be applied to the assessment of a detached house in an existing master planned community which is governed by a Preliminary Approval.
The key example is whether the new secondary dwellings provisions, allowing for a gross floor area of up to 60m2, replaces the former provisions of up to 45m2.
The 2014 Planning Scheme cannot be used for matters while a Preliminary Approval remains in effect. SPA provides that these Approvals and their conditions run with the land and prevail over any Planning Schemes in effect from time to time.

Sunshine Coast Planning Scheme Amendment
|
Sunshine Coast Planning Scheme 2014 (Administrative and Minor Amendment) No. 2 was gazetted on 6 March 2015 and became effective on 9 March 2015.
This amendment corrects a small number of editorial matters to improve the clarity and efficiency of the planning scheme.

Development Information Report gets a facelift
|
Since its release the Development Information Site Report, has been well received registering over 1000 hits per week. The report provides quick and easy access to town planning information and mapping for a specific site. The report is device responsive, so it is just as effective whether on your desktop computer or any mobile device.
If you access the report from your mobile device you can create a shortcut and the "SCC Site Report" icon will appear making it fast and easy to find in the future - at the push of a button.
